Installation Expectations:

• We will seal off the work area from other rooms. Nonetheless, some dust could infiltrate other areas.
• There will be sawing, hammering, and other loud noises during installation.
• Please keep household members and pets away from work areas.
• A typical installation job (approximately 1,000 square feet) takes three to five days just to complete the installation of the wood flooring.
• When the work is completed, you may need to touch-up your base boards, despite our best efforts to be careful not to mark them.
• Furniture, appliances, and old floor coverings should be removed from rooms where wood flooring is to be installed.

Sanding and Finishing Expectations:

• There will be noise, dust, and some fumes during the sanding and finishing process.
• Even though we will seal off the work area from other rooms and sand with a plastic cover, dust from the sanding process could infiltrate other areas of the house. Be prepared to remove the fine dust that may have accumulated, despite our best efforts to contain it.
• Please keep household members and pets away from work areas.
• A typical finish job (approximately 1,000 square feet) takes two days of sanding, with one coat of sealer applied the second day, the first coat of polyurethane applied on the third day, and the second coat applied on the fourth day, and the final coat applied on the fifth day. If a stain will be applied to your floors, please allow for at least one more day.
• When the work is completed, you may need to touch-up your baseboards, despite our best efforts to be careful not to mark them.
• Furniture, appliances, and old floor coverings should be removed from rooms where wood flooring is to be refinished.
• The temperature and relative humidity should be at “normal living conditions”.
• Lee Floor Sanding's normal working hours are Monday through Saturday, 9:00 a.m. to 5:00 p.m.

Job Preparations

Wood floors add value and beauty to your home, but with any major improvements, you should expect some disruption and inconvenience. We will employ our experience, the latest equipment, and the most environmentally safe materials to complete the work with the least possible disruption. However, you should be aware of the following factors: 

Pre-Installation Requirements:

• The building should be completely closed in, with outside windows and doors in place.
• All wet trades (drywall, paint, tile, etc.) should have completed their work.
• The temperature and relative humidity should be at “normal living conditions” – that is, between 60 and 80° Fahrenheit, and between 30 and 50% humidity – for at least six days before the wood is delivered. The wood flooring should then acclimate to conditions at the job site for three days.
